Yes–but it depends on where you live, how the home is classified, and ultimately choosing a lender that is familiar enough with the property type and underwriting. To be eligible for conventional financing programs the home must:
- Meet minimum square footage as required by local building codes
- Be permanently affixed to a foundation (not movable)
- Have standard plumbing and utility hookups
- Qualify as a “site-built” dwelling and “real property”
These factors are also important for obtaining insurance and classifying the build as a primary residence. The process is more flexible for Accessory Dwelling Units (ADUs), placed on a property with an existing primary home, as fewer loan and zoning restrictions often apply.

Yes. In most cases, you’ll need to own your land before we can begin building. Our role is to provide and install the home under a construction contract.
What if I found land but don’t own it yet?
If you’ve identified a lot, and need assistance, we may be able to purchase it ourselves and then resell it to you with the completed home. This would be a private property sale since we’d then be selling our own land + home package.
Yes. Because our mission is to make quality homes affordable, we’ve structured our Realtor Partner Program to balance buyer savings with fair compensation.
We value our real estate professionals and offer a 1.5% cooperating broker commission, paid at closing through the brokerage. A competitive amount that helps streamline the process while keeping homeownership attainable for more buyers.
